Getting Your Home Ready to Sell: Price it Right

“How much is my home worth?” This is the biggest question that every seller asks. The answer is both simple and complex. Your home is worth what a ready, willing, and able buyer is willing to pay for it. Overpricing will typically result in your home sitting on the market too long, while underpricing gets you less than the home is worth.

The best way to determine market value is to find out what homes similar to yours have sold for in the recent past. And this is where the assistance of an experienced Real Estate agent is absolutely crucial. Your agent has access to all the data needed – including current listings, pending sales, past sales, and tax records – to formulate an accurate estimate of your home’s value.

Factors to consider include the number of bedrooms and bathrooms and the square footage of comparable homes, of course. But other factors also come into play, such as recently updated kitchens and bathrooms, finished or unfinished basement space, bonus spaces like offices and playrooms, lot size, and overall condition. Real Estate agents will take all of this information into account and help you determine a fair market price.
